RTM vs. Mobile Homes: The Difference That Matters for Your Money
Ready To Move (RTM) homes and mobile (manufactured) homes both arrive on your land, but they are very different homes. Here's how to tell them apart in Oklahoma.

Both an RTM home and a mobile home show up on your land already built. That's where the similarity ends, and mixing them up can be an expensive mistake.
Two very different homes
- Mobile (manufactured) homes are built to a federal HUD code, usually on a permanent steel chassis, from a fixed set of factory models.
- RTM (Ready To Move) homes from Evolution are custom homes. We build them on our lot in Lindsay, Oklahoma, from one of 12 RTM designs or your own changes to one, and then move them to your land.
Questions to ask before you buy either one
- What code is it built to? Ask for it in writing.
- What foundation will it sit on? Ask what your land needs before delivery.
- Can I change the plan? Find out how much of the layout and finishes are yours to choose.
- What does the price include? Delivery access, foundation and utilities are often extra.
What an RTM home costs with us
Custom RTM homes start at $135 per square foot. That puts our RTM Texoma (2 bed, 922 sq ft) at an estimated $124,000 to start, and our RTM Abilene (3 bed, 1,456 sq ft) at $197,000. Final pricing depends on your selections and your land.
Lacy explains the difference in a short video on our What is an RTM home? page.
