How to Choose a Home Builder in Oklahoma (Modular, RTM or On-Site)
Seven questions to ask any Oklahoma home builder before you sign, and how modular, Ready To Move (RTM) and on-site homes compare.
Oklahoma has plenty of home builders, and "modular", "RTM", "rollaway" and "site-built" can all mean different things depending on who's talking. Here's how to compare them, and the questions worth asking any builder, including us.
Three ways homes get built in Oklahoma
- Built on your land (on-site): the home is built from the ground up on your property. Most flexible, and usually the highest starting price.
- RTM (Ready To Move): the home is built on the builder's lot and then moved to your land. At Evolution, RTM homes are built on our lot in Lindsay, Oklahoma and delivered anywhere in Oklahoma.
- Manufactured (HUD-code) homes: built to a different federal code. They're a different product from a custom RTM or on-site home, so make sure you know which one you're being quoted.
Seven questions to ask any builder
- Where exactly is my home built, and who builds it? Ask to see real homes they've finished, not just renderings.
- What does your starting price include, and what doesn't it? Foundation, utilities, delivery and site work can change the total a lot.
- Do you build where my land is? Get their real service area. Ours: RTM anywhere in Oklahoma, on-site within about 75 miles of Lindsay, Oklahoma.
- Can I change the floor plan? Find out how much of the design you can make your own.
- What do I need ready on my land, and when? Access, foundation and utilities are the big three.
- How will you keep me updated? Ask who your contact is and how often you'll hear from them.
- Can I talk to you before I commit? A good builder will answer these questions before you sign anything.
