Short answer: start with your land and your budget, then pick how to build. If your land is within about 75 miles of Lindsay, Oklahoma, you can build either way: an RTM (Ready To Move) home or a home built on your land. Anywhere else in Oklahoma, RTM is the way to go.

1. Start with your land

Where is it, and can a crew or a delivery reach it? Is there water, power and a way to handle sewer? If you don't own land yet, that's fine: tell us the area you're looking at and we can talk through what to check before you buy. Use Check your town on our How We Build section to see which ways to build reach you.

2. Set a working budget

Our homes start at $135/sq ft for RTM and $150/sq ft on your land. Add your land costs, site work, foundation and utilities. The cost guide walks through each one.

3. Choose how to build

  • RTM (Ready To Move): built on our lot in Lindsay, Oklahoma, then moved to your land. Lower starting price, delivered anywhere in Oklahoma. What is an RTM home?
  • On your land: built from the ground up on your property, within about 75 miles of Lindsay, Oklahoma.

4. Pick a design to start from

Browse 70 designs, save the ones you like, and compare them side by side. Any of them can be a starting point for your own changes.

5. Choose your builder

Ask every builder the same questions. Our guide to choosing a builder lists seven worth asking.
